Re-roofing is the removal of an old roof and its replacement with a new roof. On a house, that means taking off the existing sheets or tiles, checking the timber frame underneath, and fixing a new roof with new flashings, gutters and downpipes. Signs a house roof is due for replacement
On a metal roof, the signs are rust that has gone through the sheet, sheets that have lifted at the edges, and nails or screws that have worked loose. Rust tends to start at the laps, around fixings, and where leaves and water sit against the sheet.
On a tiled roof, the signs are cracked, broken or slipped tiles, crumbling mortar along the ridge, and tiles that have become porous and hold water. Moss and lichen keep the tiles damp and can block the water course between them.
On either kind of roof, a leak that returns after repairs, or several leaks at the same time, usually means the roof as a whole has worn out.
Stripping and re-roofing a house
The old roof is stripped back to the frame. Battens and rafters are checked for rot, sagging or borer, and any damaged timber is repaired or replaced. Sarking or a roofing blanket goes over the frame, then the new roof is fixed.
New flashings are fitted around chimneys, walls, vents and skylights. Ridge capping, valleys and gutters are renewed with the roof, and the downpipes are connected back into the stormwater.
Can a tiled roof be replaced with metal?
Yes. Tiled roofs are often replaced with metal sheeting. The tile battens come off and battens spaced for metal sheet are fixed in their place. A metal roof is lighter than tiles, so the frame carries less weight.
Garages and sheds
Garage and shed roofs are usually metal sheet fixed to purlins or battens. They show the same signs as a house roof: rust through the sheet, loose fixings and leaks at the laps.

Moss and lichen hold water against the tiles and can block the water course between them, so a roof covered in growth stays wet for longer.
Why is the ceiling stain not under the leak?
Water that gets past the roof runs along the sarking, battens or rafters before it drips onto the ceiling. The stain shows where the water came down, which may not be below the fault.
