Leaking roofs
Most roof leaks start at a join: at laps, flashings, ridge capping and valleys, and around vents, skylights and flues. Fixings that have rusted or lifted let water in around the screw or nail.
Water that gets in runs along the underside of the roof, the sarking or the framing before it drips. The stain on a ceiling is often some distance from the fault, so finding where the water enters is the main part of a leak repair.
Faulty or damaged gutters
A gutter fails when it rusts through, sags out of fall, or blocks with leaves. Water then spills over the back of the gutter into the eaves and fascia, or down the face of the wall. Over time that rots fascia boards and eave linings, and stains or damps the wall below.
Joins, corners and outlets are the usual places for a gutter to leak.
Downpipes
A downpipe that is blocked, split or disconnected from the stormwater drain drops water against the wall and footings. Blockages usually build up at the outlet from the gutter or at the bends near the ground.
Vehicle damage to garages
A car or truck that strikes a garage can bend the roof edge, crush a gutter, or pull a downpipe off the wall. Damage at the roof edge can open a gap that lets rain into the wall frame, even where the roof sheets look sound.
Roof maintenance
Roof maintenance keeps water moving off the roof. Gutters, box gutters, valleys and downpipes are cleared of leaves and debris. Fixings, flashings and the sealant around penetrations are checked, because these tend to wear before the roof sheets do.

Do you repair downpipes?

Can a leaking roof be repaired without replacing it?
Often, yes. A leak at a flashing, lap or fixing can be repaired on its own. When a roof has rusted through in many places, or leaks keep returning after repair, replacement is usually needed.
Why do gutters overflow?
Gutters overflow when they are blocked with leaves, when they have lost their fall towards the outlet, or when the outlet or downpipe is blocked.
Can a garage roof be repaired after a vehicle hits it?
Where the damage is limited to the roof edge, the gutter and the downpipes, those parts can be repaired or replaced on their own.
